Former Canal Zone Area:
Panama City's former Canal Zone area is known for its lush vegetation where plain military style houses have been remodeled into beautiful tropic homes. The area is between 10-20 minutes from downtown Panama City. Residents enjoy community tennis courts, swimming pools and multiple parks.
Popular neighborhoods include Albrook, the Amador Causeway, and Clayton, where the new American Embassy and Consul are located, along with a number of other international organizations. Being part of the Canal Zone means that these neighborhoods were off-limits to all non-military personnel. The result is that this area is distinguished from the rest of the city and surrounded by well-preserved rainforest and infrastructure which makes them very attractive neighborhoods.
Across the bridge you have the Tucan Country Club and Resort which includes superb amenities including an exciting new golf course, tennis courts, a state-of-the-art fitness facility, a spa, dining, banking, a handsome clubhouse, and the full-service golf shop. There is also Panama Pacifico, the master planned city being built in the former Howard Air-force Base. The Historic Sector: Casco Viejo
A spanish colonial gem set on the scenic Panama Bay and located in the historic UNESCO World Heritage site, Casco Viejo is one of the most popular places for investment and for foreigners to live. The sector has a French and American style architecture left over from the time of the construction of the Panama Canal. Once in decay, in the last 10 years dozens of historic building have been beautifully restored.

These neighborhoods offer residences with incredible view of Panama Bay, the pacific ocean, the entrance to the Panama Canal, Amador Causeway and Taboga Island in the distance.
Established Neighborhoods: San Francisco, Marbella, El Cangrejo, and La Cresta.
These neighborhoods are attractive, central, safe and prices are less than bay front neighborhoods. Yet many buildings have beautiful city and even ocean views.
Upscale Florida Style Developments:
Costa del Este is Panama City's largest gated community area with homes between $300,000 and to over a million. Costa del Este sits on the Panama City coastline and is conveniently situated 15 minutes from the international airport and 15 minutes from downtown Panama City if you take the beltway (cinta costera).
